What exactly does a technical property survey include?

A technical property survey includes an on-site visit with professional laser measurement equipment, measurement of all interior and exterior spaces, drafting of floor plans showing all rooms and elements with real dimensions at scale, calculation of covered surface area (fully enclosed spaces) and semi-covered surface area (spaces with a roof but open on at least one side), and delivery of the complete documentation in digital format (PDF and DWG) and as a printed copy.

My property was built without any plans. Can you still document it?

Yes — this is one of the most common situations we work with. When a property was constructed without formal architectural plans, which is very frequent in Paraguay, we visit the property and measure everything that physically exists. We then create a complete floor plan from scratch based on the actual structure. No original plans are needed. The result is a new technical document that accurately represents the property as it stands today.

The original plans exist but they don't match what was built. Can you document the current state?

Yes, this is another very common scenario. Properties are frequently modified, expanded, or partially rebuilt after the original plans were drawn. In these cases, we measure the property as it currently exists and produce an updated floor plan that reflects the present state of the construction — not the original design. This updated documentation is what notaries and buyers need to verify what is actually on the property.

How long does the process take from site visit to delivery?

The timeline depends on the size and complexity of the property. For a standard residential property, the on-site measurement visit typically takes a few hours. The floor plan drafting and documentation preparation is usually completed within a few business days after the visit. For larger or more complex properties — multi-story buildings, commercial spaces, or properties with many rooms — the timeline may be longer. We discuss and confirm the expected timeline during the initial consultation.

What is the difference between covered and semi-covered surface area?

Covered surface area refers to all fully enclosed spaces — rooms with four walls and a roof, such as bedrooms, living areas, kitchens, bathrooms, internal corridors, and service rooms. Semi-covered surface area refers to spaces that have a roof but are open on at least one side — covered terraces, galleries, porches, carports, and similar spaces. In Paraguay, this distinction is important for property valuations, title registrations, and various legal processes, so we calculate and report each category separately.

Can this documentation be used by a notary for a title transfer?

Our technical documentation provides the verified measurements and floor plans that notaries and legal professionals typically need when processing property title transfers, estate settlements, and registrations where there is a discrepancy between the registered measurements and the actual property. We recommend consulting with your notary about the specific documentation requirements for your transaction, as requirements can vary depending on the nature of the legal process.

Do you work only in Asunción or also in other areas of Paraguay?

Our primary service area is Asunción and the surrounding metropolitan area, including the entire Central Department (San Lorenzo, Luque, Lambaré, Fernando de la Mora, Capiatá, and surrounding cities). We also cover other departments in Paraguay. What types of properties do you work with?

We work with a wide range of property types: single-family homes, apartments, commercial spaces, office buildings, warehouses, mixed-use properties, and more. Whether the property is a small one-bedroom apartment or a large multi-story commercial building, the process adapts to the specific characteristics of the structure. Properties with or without existing plans are both within our scope of service.

What file formats do you deliver the documentation in?

We deliver the documentation in PDF format (high-resolution, suitable for sharing digitally with any party), DWG format (editable CAD files for architects, engineers, or technical professionals), and as a printed copy on appropriate paper format. The surface area summary is included as a formatted document within the PDF delivery. If you have specific format requirements, let us know during the initial consultation and we'll accommodate where possible.
